Over the past 3 years I have built my property portfolio using a range of strategies, including below market value &’ no money down’ techniques and up until now, these strategies have worked well for me. However, with the UK economic crisis, banks are no longer as willing to lend money and now with a minimum of 25% deposit being required, it means that as an investor, I have to get even more discount from the vendor in order for the investment to work effectively because I do not want to leave any of my own money in the deal.
However, it’s not all doom and gloom – the collapse of the UK economy has set up the perfect situation for me as a property investor – RIGHT NOW!
I’m sure you know that it is much more difficult to get bank financing. Lenders have put in place really strict criteria where, even if you have a large portfolio, they will not give you a mortgage because they deem you to be ‘over exposed’ And if you have any sort of credit issues, you can be sure the banks will not lend to you. I know lots of investors who are struggling to increase their portfolios because they cannot raise the mortgages needed. I am in this very situation myself.
That is why I have had to look at a different way to invest where I do not have to rely on the banks. I simply do not want to be restricted in this way. So, I have started to invest using a creative system where I can buy property without having to raise a mortgage and without having to have a load of cash to buy – in fact as little as £1 is all I need.

This system works brilliantly in the UK, especially in today’s market.
It allows me to buy properties from sellers really fast where I can offer FULL market value, where I can buy properties in negative equity AND still profit in the process. I do not have to ‘hammer down’ the seller on price and I can help out vendors who feel trapped because they owe more to the bank than their property is worth.
Without doubt, this system has been the most liberating experience in my investing career because I can now help people into home ownership who otherwise would be caught in the rental trap for the rest of their lives. The system allows people to own their own home even if they have bad credit, new to this country or simply cannot qualify for a mortgage.
The system is perfect for Sellers who need to solve their problems by selling their house really fast (for whatever reason) and Buyers who want to own their own home who would not ordinarily be able to do so. They get to lock in the sales price now and buy it later AND they can get into the property with much less ‘upfront’ money than the banks require.
